This is one expense that I find invaluable to me and to marketing your property. When you list your home with me, you will have many photos of your property on that high traffic website. ASSOCIATE BROKER
There are two types of real estate licenses. One is a sales person license. The other is an associate broker license. In order to obtain a broker's license, a real estate agent must have at least three years actual work experience (as a real estate salesperson or broker) during the five years immediately preceding application for a broker's license. In addition, there are increased educational requirements that must be fulfilled, as well as required school and state exams. I do this full time and am committed to continually expanding my knowledge. Not only do I want to help you with real estate, I intend to provide the best service possible.

ABOUT MY SERVICES FOR SELLERS
I communicate regularly with my sellers with updates on showings/feedback, marketing, and neighborhood sales activity during the course of the listing. I try to take the best photos of your property and use photo editing software to enhance the photos before posting on the internet. The property flyers are made by me, provided to you before printing to ensure your satisfaction, and then colored copies will be printed for display in the home and on the for sale sign. Efficiency is important, your listing will be posted on the MLS within 24 hours, and within the first 3 days, your home will be posted on various websites and flyers should be in route from the UPS store where they will be printed. I am very comfortable and confident with the purchase contract and with negotiations, making sure not to miss small details. Open houses 1-2 times per month, unless you prefer not to have them.

ABOUT THE MARKET AT THIS TIME
Last August, we saw a drop in the sales, equating to how slow it usually is just at XMAS time. This lasted until the end of January. We are now seeing about the same activity we saw in June last year. Inventory has gone up only a small amount since then, maybe 10%. Listing at the lower range of sales comps will increase the chances of selling, and in a shorter amount of time. With a changing market, the sales comps can be very different in another 3 months. It is difficult to predict how long it will take to sell at any list price, many homes have been on for many months, and endured great price reductions.
